The following statement is part of the on-line application and must be agreed to: “I understand I have the right to dispute the accuracy of any information provided to High Desert Property Management, by a screening service or credit reporting agency.  I certify the above information is correct and complete and hereby authorize High Desert Property Management to make any inquiries necessary to evaluate my tenancy, credit standing, references or financial obligations.”

WE REQUIRE RENTER’S INSURANCE ON MOVE-IN DAY.  Questions regarding this requirement should be directed to our office via a phone call or email.

PRIOR RENTAL HISTORY

  • We require two years rental history that can be verified by a landlord that is not related by blood or marriage.  Lack of verifiable rental history maybe require additional deposits or result in a denial.
  • It is your responsibility to provide us with the necessary information including phone numbers to contact references.

SUFFICIENT INCOME, RESOURCES AND EMPLOYMENT

  • Proof of income must be submitted with application.
  • Net household income should be three times the rent amount. 
  • Income must be verifiable through pay stubs, employer contact, bank, and/or tax records.
  • Other income must be verifiable through bank statements or tax records.
  • We require verifiable employment of two years.

CREDIT, CRIMINAL, PUBLIC RECORDS CHECK

  • A credit check and/or a criminal/public records check will be performed.
  • Negative reports may require additional deposits and may result in denial of application.

SECTION 8 INFORMATION ACCESS

Section 8 applicants may be required to sign a form allowing the Housing Authority to verify information from your file.

INTERPRETERS

If an Interpreter is necessary, you must provide your own. Interpreters must be at least 18 years old and must present identification.

SMOKING, VAPING, MEDICAL MARIJUANA

All properties managed by High Desert Property Management are smoke-free.  Smoking/Vaping is not allowed inside any unit.  All smoking debris must be in acceptable fireproof containers outside the unit.

NO MARIJUANA OR MEDICAL MARIJUANA MAY BE GROWN OR CONSUMED ON THE PREMISES WITHOUT THE PRIOR WRITTEN CONSENT OF HIGH DESERT PROPERTY MANAGEMENT.

SECURITY DEPOSIT GUIDELINES

Base Deposit

  • The Base Deposit amount is the amount of the Rent + $400 Minimum Deposit.  The Security Deposit listed is the Base Deposit amount. Deposits are adjusted, if necessary, depending on your credit report and rental history.

Pet Deposits

Add the following deposit amounts to the final Base Deposit.  

  • $250.00 – Minimum deposit – Dogs under 40 lbs. and Cats. 
  • $350.00 – Dogs over 40 lbs.
  • $400.00 – Puppies or Kittens

SCREENING FEE DISCLOSURES

  • High Desert Property Management may obtain tenant screening or credit reports which may contain: credit history including credit report, public records, including but not limited to judgments, liens, evictions an status of collection accounts, current obligations and credit ratings; and/or criminal records or other information verification.
  • High Desert Property Management requires a $45.00 Applicant Screening Fee per applicant.

CAUTION – NON-REFUNDABLE APPLICATION FEES

  • Application fees are non-refundable and are for ONE property only.  A new application must be filled out for each property you are applying for and a new fee must be paid.
  •  Any charges imposed upon Owner/Agent by a Homeowner’s or Condominium Association for anyone who moves into or out of a unit with the association, may be passed through to the Tenant for payment as allowed by law.If the mail receptacle associated with the dwelling unit is a locking type, Tenant(s) are solely responsible for the fees charged by the Postmaster for the re-keying of the box.

Q: What information do you check on rental applications?

A: Yes, we lease to residents who have filed a bankruptcy

Q: Will you rent to me if I have bad credit?

A: Yes, we rent to people who have damaged credit. Typically, we will require a higher Security Deposit.

Q: Are pets allowed at your properties?

A: We are very pet friendly.  Each property has its own pet policy.

Q: Will you rent to someone who has been convicted of a crime?

A: If you have been convicted of a crime within the last five (5) years, your application may be denied.

REASONS FOR DENIAL
Your application may be denied due to the following:
INCOMPLETE APPLICATION
  • The application is incomplete or we are unable to verify your information.
MISREPRESENTATION
  • Misrepresentations of any information were discovered on your application. If misrepresentations are found after a Rental Agreement is signed, your Rental Agreement may be terminated.
CONTROLLED SUBSTANCES
  • In the last five (5) years you have been convicted of the manufacture or distribution of a controlled substance, or any type of crime that could be considered a threat to persons or property. 
DAMAGED CREDIT
  • Your credit check shows accounts that are not current. Damaged credit could require additional deposits. If you filed a bankruptcy within the last two years you may be required to pay additional deposits, or you may be denied.
BANKRUPTCY
  • You filed bankruptcy within the last two (2) years.
EVICTION OR DAMAGE TO PROPERTY
  • If you have been evicted, caused substantial damage to a rental property, or owe a landlord money.
COMPLAINTS OR NON-COMPLIANCE
  • Previous owners or property management companies report significant complaints or noncompliance activity.
OBJECTIONABLE BEHAVIOR
  • You, your roommate(s), your guest(s), or a family member demonstrates aggressive, obnoxious, or objectionable behavior either previously or currently to our staff when applying for a property.

CONGRATULATIONS!  YOU ARE MOVING IN!!

Here is what you can expect after your application has been submitted with the appropriate fee, processed and accepted.

Our office will contact you to schedule a Move In appointment and send you the Rental Agreement document(s).  Then you must:

  • Pay the non-refundable Deposit to Hold
  • Contact necessary utilities to obtain account numbers for the property
  • Obtain renters insurance

Bring the following items to your move in appointment:

  • Renters insurance;
  • Utility account numbers;
  • Two payments in the form of a money order or cashier’s check made payable to High Desert Property Management
  • One for rent
  • One for deposits 

At the close of your Move In Appointment, you will officially become a High Desert Resident and…

Q: How can I pay my rent?

A: We accept money orders, cashiers checks, certified checks, automatic check through e-pay with your bank or you may use the feature in your TENANT PORTAL to pay your rent. We do not accept cash or personal checks.

Q: Can I mail my rent?

A: Yes.  Please note that all rent funds must be received in our office no later than 11:59 pm (end of day) on the 5th day of the month.  If rent funds are received after the 5th day of the month a late fee will be applied to your tenant account.

Q: I want to have a roommate. What do I have to do?

A: The new person must fill out an application and be approved before they can move in. Occupancy without our approval is a violation of your Rental Agreement and you may be subject to non-compliance fees, and/or your contract may be terminated. This could result in an eviction.

Q: What do I have to do if I decide to move?

A: You are required to give us a written 30 day written notice to vacate. Please contact our office for a form.  You may also bring your notice to our office, or fax, mail or email it to us.

All notices are for all occupants unless we are notified otherwise in writing.  Your notice must include the date you will return the keys to our office and a single forwarding address for deposit return documents.

HOW WE HANDLE EMERGENCIES
In case of a fire or smell of gas:
  • Call 911,
  • Leave the home immediately
  • Call our office or weekend Emergency number from a safe place.

For all other emergencies, please call our Emergency Number at 541-788-3840.  An emergency is defined as anything threatening to life, health, or the integrity of the property such as:

  • Flooding
  • Water leaks
  • Burst pipes
  • No heat
  • Building or roof collapse due to the weight ice or snow

Leave a detailed message with the description of the emergency, your name, address, and a phone number where you can be reached. We will return your call as quickly as possible.

MAINTENANCE FAQ

All repair and maintenance requests must be directed through our office so we may assign a qualified person to complete the necessary work.  You must submit your maintenance request through your Tenant Portal. Please provide us with your current phone number and the best time to reach you. On this website, click on Current Residents then click on Maintenance Requests and login to your Tenant Portal.

Q: Can I make my own repairs?

A: No, all repairs must be addressed by High Desert Property Management. We will assign a qualified repair person to address your request.

Q: How do I request a repair?

A: Please submit a maintenance request through your TENANT PORTAL.  All requests will be assigned to a qualified vendor to handle the request.  Please provide us with detailed information so that your request can be processed in a timely manner.

Q: Am I allowed to paint or make other changes to the rental property?

A: If you want to make alterations to the property in any way, including painting, you must contact our office and receive approval in writing before starting any projects. You will be required to put any requests in writing.  

Q: I received a “24 Hour Notice To Enter” from High Desert Property Management to inspect, what does this mean?

A: We perform periodic inspections of the property.  We prefer that you are present when we inspect so that we can address your questions or requests. However, you are not required to be present at the time of the inspection.

In the event any of the following instances occur, the associated fee will be assessed and charged.

  • Late fees $100.00
  • Parking Violation $50.00
  • Failure to clean up pet waste $50.00
  • Failure to clean up garbage $50.00
  • Failure to pay utilities as  agreed $50.00
  • Unauthorized roommate $50.00
  • Unauthorized pet capable of causing damage $250.00
  • Smoke Alarm/Carbon Monoxide Alarm Tampering Fee $250.00
